How to use Magisk Manager & boot.img to root Android

Hi,
I've tried this method on my Acer Iconia One 10 B3 A30 on stock 6.0. I believe I have the correct ROM because I am able to successfully flash it with SP-Flash -v5.1924. I am also able to use that version of SP-Flash to flash just the boot image to make it bootable again after the Magisk-patched boot image causes a boot loop.
Here's the question: my device (at least in this ROM) uses boot-sign.img
After I patch it w/ Magisk, if I attempt to flash it w/ SP-Flash v5.1924, I get Error 6045: S_SECURITY_SECURE_USB_DL_IMAGE_SIGN_HEADER_NOT_FOUND
If I use SP-Flash v5.1532, I can flash it w/ no error, but then it boot loops after the Acer logo.
It is interesting that if I use v5.1532 to flash back the stock boot-sign.img, it still boot-loops.
If I use SP-Flash v5.1924 to flash back the stock boot-sign.img, it works again.
Does anyone have any idea what I might be doing wrong, or have any suggestions how I can root this tablet? Can this method ever work on devices with signed firmware?

I used it to unsign my boot-sign.img
I copied the boot.img from the output folder back to the tablet.
I used Magisk to patch the img w/ 'Preserve dm verity' NOT checked
In the Magisk log I see:
boot image is signed with AVB 1.0
signing boot image with verity keys
if I attempt to flash it w/ SP-Flash v5.1924, I still get Error 6045: S_SECURITY_SECURE_USB_DL_IMAGE_SIGN_HEADER_NOT_FOUND
What have I missed here????

The bootloader is unlocked. I have not found a twrp for Acer Iconia One 10 B3 A30.
I tried to create one using [Hovatek] Mediatek Auto TWRP Recovery Porter V1.4 by Team Hovatek
It gets stuck at the 'unpacking' stage.
If I try [Hovatek] Mediatek Auto TWRP Recovery Porter V1.0 by Team Hovatek,
The output folder is empty, the text on the console scrolls too fast to read, and there is no log file I could find

To be specific it's Gionee M7 Power
I've tried using Fastboot to unlock bootloader but none of the commands worked
Also tried using miracle box to flash boot image patched with magisk, but for some reason miracle box doesn't connect to the phone, even though all drivers are perfectly installed, even tried using QFIL to to flash the whole firmware to the device only replace stock boot with patched version but for some reason am getting a Sahara error. Any other ideas??
